With a New Year comes “New Year resolutions.” Typically these include
weight loss, more vacation time, and to save more money. But this year
we are thinking outside of the box and making a commitment to
preventative maintenance. Foreseeing maintenance issues before they
arise will reduce costs and keep your tenants comfortable at the
property.
Although winter is already under way, these are the 10 things we are
still checking for this January to help with preventative maintenance:
Clean Gutters and Downspouts
This winter is set to be one for the record books. El Nino promises
to bring some much needed rain to California. But with it comes
potential for disaster. Keeping gutters and downspouts clear is
necessary in preventing water damage to structures.
Trimming Trees
It’s always important to keep trees and shrubs trimmed back away from
your home to prevent damage to roofs and structures. It’s also
important to trim branches in tall trees that could be falling hazards.
Inspection of electrical panel and GFI plugs
Annually inspecting electrical is the best way to catch electrical problems before they begin.
Inspect carbon monoxide and smoke detectors

Smoke Detectors can help prevent future hazard and liability. Make sure to check the detectors semiannually to keep them in working order.
Sweep Chimneys
Chimneys can be an easy maintenance area to forget but a dirty
chimney can be a huge hazard. If a chimney is being used, make sure it
is being maintained.
Testing drainage and pumps
With Potential Flash floods on the horizon, drainage should be a
priority. Standing water will accumulate and cost thousands in property
damage.
Inspecting foundation for cracks and bulges
Foundations can crack with movement of the earth. It doesn’t take a
huge earthquake to do major damage. Gradual slow pressure can be enough
to destroy a foundation. Periodic monitoring can catch small problems as
they appear.
Termite inspections
No pest does as much damage to a property as termites. Make sure your
vulnerable wood stays intact by checking for signs of termites.
Furnace or wall heater inspections
Most heaters should be tested BEFORE they are needed, preferably in
late summer. At the minimum annual inspections should take place in the
New Year to make sure they are functioning properly.
Inspect roof
You don’t need to be a roofer to inspect your roof for missing
shingles or damage from nearby trees. Catching roof problems early can
save big money in water damage down the line.
