The rental market in Monterey County is very competitive, especially during summer months. DLI, NPS, CSUMB, MIIS, and MPC all have new classes moving during the months between May-August. Add to that any families relocating to the coast or wanting to move school districts and you have a recipe for a hectic rental market.
We decided to make these 7 steps to help tenants seek the best solutions for finding rentals during these summer months.
1.) Use All Of the Rental Websites
Monterey County landlords rely primarily on craigslist.com for renting their properties. However, Craigslist is becoming less reliable as time goes on. There are numerous scam advertisements and they have not set up a system in order to overcome these con artists.
We recommend using other websites in addition to Craigslist. All of the major property management companies post to these sites and they have a lower rate of scam posts. These websites include Trulia, Zillow, Lovely, Hotpads, Realtor.com, and Apartmentlist.
2.) Consider a Notification Website
Since the best rentals can go in as little as 24 hours, it is important to be one of the first people to respond to an ad. You can set up notifications through websites like IFTTT.com to be notified as soon as a property that meets your criteria hits craigslist. If you go to the website, create an account then set up a recipe to get instant notifications from your craigslist search.
3.) Know Your Stats
Before you start you rental search, know all of your pertinent information. This includes past rental reference contact information, past pay stubs, gross monthly income, and credit score. Most landlords will require that you follow their application process. But by knowing this information ahead of time, you will present as a responsible applicant to the landlord.
